Are Williamsburg waterfront towers safe to rent?
Most post-2010 waterfront towers carry meaningfully lower per-unit open-violation counts than the surrounding pre-war stock, but several towers have accumulated significant DOB and HPD violations tied to construction-defect lawsuits and façade work. The 35XX Kent and Greenpoint Avenue corridors include both well-managed buildings and chronic problem properties — always pull the BBL-level audit before signing.
What's the difference between Williamsburg ZIP 11211 and 11249?
11211 is the older, larger Williamsburg ZIP covering Southside, Northside, and East Williamsburg. 11249 was split out in 2011 specifically for the rezoned waterfront strip — Kent Avenue, North 1st through North 14th. Buildings in 11249 are overwhelmingly post-2008 construction; 11211 is mixed with significant pre-war walk-up stock.
Why do some Williamsburg new-construction buildings have so many violations?
Several 2010s-era waterfront towers accumulated 50+ DOB violations during build-out (permit lapses, façade work, fence permits) that show in our pull. Post-occupancy, a smaller set carry HPD violations from façade-defect suits, balcony repairs, or elevator outages.
